Project Intent

This proposal is designed around a complete residential simulator environment that will be integrated into a new structure to be built at the residence, rather than treated as a standalone equipment installation.

Technology & Fit-Out

The proposed scope includes a TrackMan 4 launch monitor, projection, computing, controls, turf, screen assembly, and the key simulator-specific finish elements required for a premium golf experience.

Coordination Approach

SDS coordinates simulator-specific requirements with the client, builder, and broader project team so the simulator package can be incorporated cleanly into the new structure during planning, construction, and final integration.

Scope Boundary

This proposal covers the simulator environment and related integration only. Architectural design, general construction, and the broader building scope remain outside this proposal and would be led by the builder and associated consultants.

03 — Project Timeline

From approval to first swing.

The timeline below reflects our projected schedule based on the current scope. All durations are estimates and will be confirmed once final pricing is approved and the project is formally kicked off.

Phase 01

Builder Coordination/Planning & Final Pricing

SDS coordinates simulator-specific requirements with the builder and project team, aligns planning assumptions, and consolidates the scope into the final all-in project cost.

Phase 02

Approval & Procurement

Upon approval, SDS finalizes the simulator specification and initiates procurement of technology, screen, turf, control, and supporting components.

Installation & Calibration

The simulator environment is installed, integrated, calibrated, and tested to SDS standards within the newly built structure before handoff.

SDS conducts a full walkthrough of the completed environment, reviews operation, and confirms the maintenance and support structure.
